Rental Agreement

Rental of any Island Park Cabins and Lodges property is subject to the following terms and conditions:
CHECK-IN/CHECK-OUT: Check-in time is anytime after 4:00 PM. Check-out time is 11:00 AM. We don’t allow early check-ins or late check-outs due to high occupancy and limited cleaning time.
LOCK BOX CODE: You will receive an email two days before your arrival with the lock box code.
PAYMENT TERMS: A valid credit card must be used. 50% of the total rental price must be paid at time of booking by lessee in order to confirm and hold the reservation. The remainder of the balance must be paid in full 30 days prior to check in. If you are booking less than 45 days before check-in date, the full amount is due.
CANCELLATION POLICY: Customers may cancel a reservation if notice is given more than 30 days prior to arrival date. In such cases, Island Park Cabins and Lodges will retain a $99.00 handling fee per cabin, then the balance of any funds deposited by customer shall be returned. If a reservation is cancelled 30 days or less before the arrival date, 100% of the total rental amount (minus the $99 cancellation fee/cabin) is a credit, which can be used anytime within the next 12 months towards another reservation with our company.
CLEANING FEE: A $90-$150 cleaning fee will be added to all reservations. If check-out instructions are not followed and cleaning service must preform extra tasks additional charges may apply.
NO SMOKING shall be allowed within any buildings or structures. A $250 charge will be applied for a violation of this policy.
PETS are allowed in most cabins with an additional $30 pet fee. We ask that you do not let your pets on any of our furniture such as the couches and beds. If you leave your pet alone in the cabin, please make sure to put your pet in a kennel or crate. If we find pets have been in the cabin and we were not notified before hand, the fee will be doubled.
TRASH such as waste and litter shall not be dumped or left on any portion of the premises. (Any garbage left outside may attract wildlife.) Please take your trash to the designated dumpster or landfill.
PARKING of motor vehicles, trailers, snowmobiles, ATVs, motorcycles, or similar vehicles is not allowed on any road. Trailer and RV parking areas are available if needed. Please contact the office prior to use.
NUMBER OF PEOPLE shall not exceed the maximum for each property. Two infants (defined as a baby wearing diapers and will sleep in a travel playpen) per cabin do not count toward the maximum occupancy total.
NOISE ORDINANCE goes into effect at 10:00 p.m. The Fremont County, Idaho, Disturbing the Peace Ordinance shall be complied with.¨C12C¨C13C¨C14C¨C15C¨C16C
HOT TUB RULES—I agree to the following conditions:
ENTER HOT TUB AT YOUR OWN RISK, children should be supervised at all times, shower before entering, no food or drink in Hot Tub, please use caution as area can become slippery, no jumping, diving, or splashing, cover must be latched down when not in use

HOT TUB WAIVER: If the hot tub is damaged or otherwise mistreated during my tenancy, or if upon arrival, I find that the hot tub has been previously misused, I understand it is my responsibility to immediately contact Island Park Cabins and Lodges at 208-313-6530. I understand that by accepting this policy and waiver, it is my responsibility to inform every person using the hot tub of these rules and to ensure every person in my party abides by them. I further understand that failure to comply with these guidelines will result in paying any expenses to restore the hot tub to its prior condition.I understand that this agreement/waiver is incorporated into, and is part of the original lease agreement between the parties. By accepting this agreement, I release the owners and rental agent from any liability associated with use of the hot tub.
I agree that I and all in my party will abide by Island Park Cabins and Lodges terms and conditions. I also understand that failure to abide by these rules and regulations will result in a minimum $250.00 fine or immediate eviction, whereupon any monies deposited or paid will not be refunded.
