Length of Stay:

  • A three night minimum is required for booking one of our vacation rental cabins.

Down-Payment, Final Payment, and Security Deposit:

  • A valid credit card must be used to place your reservation.
  • 50% down payment is due at time of booking.
  • Final payment due 30 days prior to check in.
  • If you are booking less than 45 days before check-in date, the full amount is due.
  • A $500 security deposit can be charged to your card the day of your check-in. After inspection of the premises, the full amount will be refunded within 30 days of check-out, as long as nothing is missing and there haven’t been any damages.

Maximum Occupancy:

  • Each cabin has a listed occupancy limit. Two babies per cabin do not count toward the occupancy. Any more babies than two do count. Exceeding the maximum occupancy limit AT ALL is not allowed. NO EXCEPTIONS.

Parking:

  • The maximum number of vehicles per cabin or lodge is 4. Please carpool if you need to in order to stay under this range.
  • There is absolutely NO parking on the roads within the resort. We can be fined by the resort if one of our renters parks on a resort road, even temporarily. The fine will be passed onto you.
  • This also goes for cars that can’t not make it up to the Lakeview Lodge; they CANNOT be parked on the narrow roads or neighbors private property. Check the Lakeview Lodge Map for suggested parking for that.

  • If there isn’t enough room for your vehicles and trailers in the parking area for your cabin, please park your trailers elsewhere. In the winter they can be parked near the tennis courts, and in the summer they can be parked behind the laundry facility. Click on the “Cabin Locations” link in the left menu to see a map of the resort.

Pets/Animals in the Rentals:

  • There is a fee that applies to Pets and any damages will be charges to your credit card. Please add the pet fee to the reservation or contact our office and we will add it. If we find evidence of pets and we were not contacted, you will be charged a double pet fee.

Check-In and -Out:

  • Check-in is at 4:00 p.m. No early check-ins are allowed! PLEASE DON’T EVEN ASK. These times are firm. We have especially been having trouble with people checking in early. Although your key code may work earlier than 4:00 p.m., by accepting your contract you agree to the specified check-in and -out times. Your contract also allows us to charge you a fee for violating its terms. If you check-in early, and we are informed of this, we will charge $150.00 to your credit card. We would rather not do this. This will also apply to late check-outs, but we rarely have trouble with this. Also, the cleaning lady does not have the authority to allow early check-ins or late check-outs.
  • Check-out is at 11:00 a.m. No refund for early departures. No late check-outs are allowed! Same policies apply as for early check-ins; see above policy.

Rates:

  • Our rates vary depending on the size of cabin and the dates for which you are making the reservation. Please see each cabin’s page for its current rates.
  • Get a 10% discount for a 7 night from January 1st to March 31st.
  • Check our specials page for information on any specials we may be running.

Other Fees:

  • There is a one time $90.00 cleaning fee on all cabins.
  • There are two state imposed taxes, a 6% sales tax and a 2% travel tax.

Smoking:

  • All of our cabins are no smoking.

Amenities:

  • Many cabins have a private hot tub on their decks. See the cabin descriptions for more information. If you are in Island Park Village Resort it is 20 minutes (not counting weather, traffic and construction) to the west entrance of Yellowstone National Park.
  • Many of our cabins are in the Island Park Village Resort. This means our renters have access to some of the Resort’s facilities. However, if you choose to use those facilities, as a renter, the Resort requires you to purchase a temporary membership. Please call the resort to check current rates for golf, equipment rentals, and with other questions about their facilities (208-558-7502).

Key Pick-up:

  • Key pick-up instructions will be emailed approximately two weeks prior to check-in, as long as your account is paid up.

Office Hours:

  • Monday through Friday 9:00 – 5:00 p.m.

Cancellations:

  • You may cancel your reservation if notice is given to us more than 30 days prior to the first day of the lease term. You will be charged a $99.00 cancellation fee that will be deducted from your deposit, and the balance of your deposit will be refunded. If a reservation is cancelled 30 days or less before the beginning of the lease term, 100% of the total rental price will be charged. If you cancel less than 30 days prior to your arrival, no refund will be made unless all or some of the nights can be rebooked (minus the cancellation fee). For example, if we can rebook three of your five nights, you will be refunded for those three nights. Special circumstances may occur and shall be addressed on a case-by-case basis.
